One Agency Geelong City celebrated its official grand opening, welcoming more than 50 local attendees to an event held at the newly established office at 89 Ryrie Street, Geelong.

Led by Director Mr Yasin Khawari, together with Head of Administration Miss Roqia Khawari, the opening marked an important milestone for the business as it formally introduced One Agency Geelong City to the local community.

The event brought together a diverse group of local residents, professionals and community members, including conveyancers, legal professionals, disability support workers, real estate agents, tradespeople and families from across the Geelong area.

Guests enjoyed food, sweets and warm hospitality, alongside formal speeches and an introduction to the agency, its services and its vision for the local market.

For Mr Khawari, the grand opening represented not only the launch of a new office, but the next chapter in a journey shaped by market insight, community connection and a clear belief in Geelong’s future growth.

“Our journey initially began in Deanside, Bonnie Brook and Caroline Springs,” said Mr Khawari.

Landmark China Town project set to become the Pacific’s largest mixed-use development

One Agency PNG has marked its launch into the Papua New Guinea market by securing an agreement with Baosen China Town, a landmark K4 billion (AUD $1.2 billion) mixed-use development set to reshape Port Moresby’s real estate landscape.

Led by Principal and Licensee, Mr Kelly Cook, One Agency PNG has been appointed as the sales and leasing agent for the major development, which is being delivered by notable Chinese developer Baosen International Holdings Limited.

Located within Port Moresby’s Five-Mile corridor, Baosen China Town is expected to become one of the most significant private sector property developments undertaken in the Pacific region in recent years. The project will deliver a large-scale integrated precinct comprising retail, residential, hotel and commercial components, supported by Papua New Guinea’s Special Economic Zone framework.

The first phase of the development is already underway and set to include approximately 90,000 square metres of prime leasable retail space, making it the largest shopping mall in Papua New Guinea. The broader project is planned to include more than 600 fully furnished high-security apartments, a 30-storey five-star hotel, Grade-A office space and extensive commercial leasing opportunities.

As Mother’s Day approaches this Sunday, 10 May, One Agency is celebrating the mothers across its network who are not only raising families, but helping lead, grow and shape successful family-run real estate businesses.

Across Australia, a large sum of real estate agencies are operated by mothers working alongside their sons and daughters. For many, the decision to work together in real estate has evolved naturally. Real estate is, at its heart, a relationship-based profession, and family-run businesses often bring a deeply personal understanding of trust, service and community.

At One Agency Coffs Harbour, Principal Joanne Vines works alongside her son Zak, who joined the business and now serves as Operations Manager. While Joanne leads the business, Zak manages day-to-day operations and provides sales support, creating a working relationship built on trust, respect and adaptability.

For Joanne, one of the greatest strengths of working with family is the ability to understand the demands of both business and home life.

“Zak was single when he started in the business. Now he has four beautiful children, so we need to be flexible and adaptable with sickness, school holidays, school activities, drop offs, pick-ups and after school commitments,” said Joanne.

That flexibility is a recurring theme across the One Agency network, particularly for family businesses navigating the demands of a fast-paced real estate environment. For Joanne, maintaining a close family connection outside of work is just as important as the work itself.

“We are a very close family and leave work at work most of the time. Family comes first, and therefore we do not allow work grievances to get in the way of our close family connection,” she said.

Her advice to other mothers considering working with their children in real estate is simple: “Educate, train, but give them space to be themselves. Enjoy them and allow them to flourish and become their own person within the business.”

For Ellen Kerr of One Agency Team Kerr, working with her daughter Bek has created a partnership that blends family, friendship and business. Ellen began her real estate career in 2003, with Bek joining her a few years later after working in retail and developing a passion for helping people. Since then, the pair have become known as the mother-daughter team behind Team Kerr.

Although they now live in different states, with Bek based on a farm in New South Wales and Ellen in Airlie Beach, the pair have built systems that allow them to remain closely connected both personally and professionally.

“As Bek works remotely, we have two Messenger chats — one for us and one for Team Kerr,” said Ellen.

“We start the day with a mother-daughter chat before moving over to the Team Kerr chat, which is all about business.”

Ellen works as the agent on the ground, while Bek manages marketing and back-of-house operations, ensuring the business continues to run smoothly. For Ellen, the relationship is more than just professional.

“Bek and I have always been very close. We are mother and daughter, best friends and business partners all rolled into one,” she said.

The new agency officially launched in early April and brings together more than 35 years of combined real estate experience across valuation, advisory, sales, and development. Mr Skilbeck has operated as a registered valuer for more than 15 years, with experience across a broad range of South Australian markets including the Barossa Valley, Clare Valley, Mid North, Yorke Peninsula and metropolitan Adelaide. Mac filmed a simple video tour with a caption that focused on the property’s solar panels and battery system. With power prices and costs of living going up, he knew this would matter to buyers and would grab their attention right away. The result was quick and impressive with the video achieving over 6,000 views in only a short period of time. That’s a huge reach for a regional area like Scone and shows that if your content is clear and helpful, it will find the right people fast.

According to Mac, “One bloke was on a break at the mines when his mate sent him my video. That bloke called me, asked for some photos, booked a viewing the same day, and put in an offer at the asking price before he’d even seen the place.”

This result shows why using social media platforms like TikTok can be so important for selling property today. While the major real estate portals are great for reaching people who are already looking to buy, social media lets you connect with a much wider audience of passive buyers. “REA and Domain are great but you’re only finding people already in search mode. TikTok and social media put this property in front of someone on a smoko break at a mine site. You just can’t get that kind of reach through the usual sites,” says Mac.

Investor activity drives 20% median property price surge in regional hub

Heightened investor interest is fuelling significant price growth in Mildura, with new data revealing the regional Victorian hub has experienced a 20.1 per cent spike in median house values over the past 12 months.

Nestled in heart of the Sunraysia district, Mildura is not only renowned for its agricultural foundations but is also emerging as a dynamic destination for tourism and cuisine. Known for its vast citrus groves, vineyards, and olive plantations, the city has long been a powerhouse of regional produce, contributing significantly to Victoria’s agribusiness sector.

According to Cotality’s Best of the Best 2025[i] report, Mildura recorded 821 house sales in 2025, resulting in a total transaction value of $418,459,341, the highest residential property expenditure in regional Victoria in the 12 months to last September. With its diverse and resilient economy, underpinned by thriving healthcare, agriculture, hospitality, and tourism sectors, Mildura is attracting both investors and owner-occupiers at an unprecedented pace.

In recent months, investor demand has been further buoyed by Mildura’s attractive rental yield of 4.7%, which significantly outperforms Melbourne’s 3.6%. This has led to a dramatic decrease in the average time properties spend on the market—from 30 days to just 20 days.

Mr Mark Thornton, Principal and Sales Agent, One Agency Mildura, has observed a fundamental shift in the local market in recent months. “When I launched the business in 2021, Mildura’s market was known for its consistency, but not necessarily large gains,” Mr Thornton stated.

“In less than 24 months, we have since seen about a 25% to 30% increase in the median property price, with investors being the dominant group of buyers making up the majority of purchases.”

Mr Thornton highlights the $500,000 to $650,000 price bracket as the most competitive range, “Two years ago, those same properties were selling for about $150,000 less,” he explained. “Now, properties in this price range can receive up to 20 offers each from interested buyers.”

An example of the current demand in Mildura is the recent sale of 152 Burrows Street, Mildura[ii]. Initially, the vendor had considered selling privately with price expectations of around $450,000. However, upon the recommendation of Mr Thornton, the vendors proceeded with a public sale campaign.

The three-bedroom property, with an estimated rental return of $540 per week, generated substantial interest, culminating in a final sale price of $596,000—exceeding the vendor’s initial expectations by over $140,000—in just four weeks.

Despite the recent rate cut, investor interest in Mildura shows no signs of slowing. “It will be interesting to see how the market responds following the next RBA meeting,” Mr Thornton added.

“Overall, I’m confident Mildura will remain popular with investors and owner-occupiers for years to come. We stand on our own two feet, we have a diversity of industry, projected population growth, hospital and health scene, plus an airport.”

ONE AGENCY announces a series of strategic expansions and new additions that set a robust tone for the new financial year.

The network welcomes three new offices and celebrates the significant growth of existing ones, reflecting its unwavering commitment to excellence and innovation in real estate.

Karen Mitchell and Kath Blake now head ONE AGENCY Yarrawonga Mulwala in Victoria, bringing their extensive experience and local market knowledge to the network. In Sydney’s West, Mahesh Raj has launched ONE AGENCY Your Property, further expanding the network’s reach into Western Sydney.

The network also celebrates the expansion of established offices. ONE AGENCY Sunshine Coast Hinterland in Queensland is a second office for Danny O’Donnell from ONE AGENCY Burleigh Miami, as a result of growing demand for the area.

Additionally, Judy Celin has taken the helm at ONE AGENCY Wodonga. Located on the border of Victoria and New South Wales, succeeding Rob Groat, formerly ONE AGENCY Albury Wodonga, Judy’s leadership is expected to bring fresh energy and continued success to the office.
